We don't care which property you buy. Only that it's the right one.

We search the entire Portuguese market, including properties listed by other agencies. Our economics are the same either way, so our only incentive is that you end up in the home that actually makes sense for you.

Why Vendo

Naturally aligned with internationals.

Our whole team is fluent in English, and most of us have lived abroad. We know what it's like to arrive in a country where the process, the paperwork, and the unwritten rules are all unfamiliar, because we've been through that ourselves.

At the same time, we're deeply local: we know the neighbourhoods, the real transaction prices, the notaries, the banks, and how things actually get done in Portugal. That combination, international by nature and Portuguese in execution, is what makes buyers feel in good hands from the first call.

You'll work with a dedicated agent who follows your entire search, ready to talk whenever you are, with no commitment attached, not a flooded inbox.

How it works

Your journey, from first call to keys in hand.

  1. A conversation, not a form

We start with a video call to understand what you're looking for, your budget, your timeline, and whether it's realistic. We'll tell you honestly what your money buys in each region. No commitment and no fee.

  2. A shortlist from the whole market

We search every agency and portal in Portugal and come back with a curated shortlist matched to your criteria, with our honest read on each property, including the overpriced ones we recommend skipping.

  3. Viewings, in person or live on video

Visit with your agent, or let us walk the property for you on a live video call with an honest assessment, the flaws included, not just the angles that look good.

  4. Offer and negotiation, backed by data

We negotiate using actual recorded transaction prices in the zone, not asking prices. You'll know what the property is worth before you offer a cent.

  5. Due diligence and the CPCV

Our legal team verifies the property's documentation, checks for debts and charges, and prepares the promissory contract that protects your deposit and your position.

  6. The bureaucracy, handled

NIF, Portuguese bank account, credit lined up, fiscal representation, everything the transaction and a potential relocation need. We start these early and run them in parallel with your search, timed so that nothing ever blocks your purchase.

  7. The deed, here or from home

We coordinate financing, notary, and the final deed. With power of attorney, you can complete the entire purchase without setting foot in Portugal.

  8. Landing softly

Utilities, condominium setup, tax representation, and trusted partners for renovation or property management. You get keys and a working home, not just a signed paper.

Legal depth

Complex situations areour comfort zone.

Vendo has a full legal team, not a lawyer we call when things go wrong. Every purchase gets complete document due diligence before you sign anything, and when a transaction is complicated, that's where we're most useful.

  • Due diligence on every property

Land registry, debts, charges, and liens checked before you commit a cent.

  • A CPCV that protects you

The promissory contract drafted around your deposit, your financing, and your exit conditions.

  • Documentation problems

Missing licenses, matrix discrepancies, unregistered works, resolved before they become your problem.

  • Remote powers of attorney

Structured so you can sign everything, including the deed, from abroad.

Also handled

The practical things that make it work.

  • NIF and bank account

Your Portuguese tax number and local account, arranged remotely before you ever land in Portugal.

  • Financing for non-residents

Mortgage offers secured and compared across Portuguese banks through our credit intermediary partner, typically 60 to 70% financing.

  • Currency and transfers

Guidance on moving funds for the purchase safely and on time for the deed.

  • Tax representation

Fiscal representation for non-residents, set up as part of the process.

  • Renovation partners

Trusted contractors and architects if the right property needs work.

  • Property management

Partners for rentals and upkeep if you won't be living here year-round.

Where we work

Local agents, national coverage.

  • Lisbon

The capital: neighborhoods, prices, and where value still exists inside the city.

  • Cascais & the Coast

The international favorite, from Estoril to Guincho.

  • Sintra & Oeiras

Green hills, good schools, and commuter convenience.

  • Setúbal Peninsula

Beaches and value south of the river, Portugal's quiet upgrade.

  • Silver Coast & Oeste

Coastal towns and countryside within an hour of Lisbon.

  • Porto & the North

Portugal's second city and the Douro beyond it.

Clear about money,always.

In most transactions in Portugal, buyer-side representation is remunerated through the selling side's commission, and that is how our service is paid in the large majority of cases.

In the specific situations where a fee applies, you'll know exactly what it is, in writing, before we begin any work. No hidden fees, no markups, no surprises at the deed. Being clear and transparent about how money flows in a transaction is our entire business model.

The fastest-growing agency in Portugal, now on the buyer's side.

Questions

Asked on almost every first call.

Yes. Portugal places no restrictions on foreign property ownership. Americans and other foreign nationals have the same purchase rights as Portuguese citizens. You need a Portuguese tax number (NIF), which we obtain for you, and a means of payment. No residency or visa is required to own property.
