Yes. Portugal places no restrictions on foreign property ownership. Americans and other foreign nationals have the same purchase rights as Portuguese citizens. You need a Portuguese tax number (NIF), which we obtain for you, and a means of payment. No residency or visa is required to own property.
No. With a power of attorney, the entire process, from offer to final deed, can be completed remotely. We conduct video viewings, our legal team prepares documents in English, and the deed can be signed by your representative.
No, and this matters. We search the entire market, including properties listed by other agencies, and our economics are the same either way. We have no interest in steering you toward our own portfolio. Our only goal is that you buy the property that actually makes sense for you.
Beyond the price, expect roughly 8.4% in costs on most purchases: property transfer tax (IMT) at 7.5%, stamp duty of 0.8%, plus notary and registration fees of roughly €1,000 to €2,000. We calculate exact figures for any property before you offer.
Yes. Portuguese banks lend to non-residents, typically financing 60 to 70% of the purchase price at rates broadly in line with the European market. Through our credit intermediation partner we obtain and compare offers from multiple banks for you.
Not anymore. The Golden Visa's real estate route ended in October 2023. Property ownership alone does not grant residency. Residency paths like the D7 or digital nomad visa exist independently of buying property, and owning a home can support those applications without being their basis. We tell you this plainly because plenty of marketing out there still implies otherwise.
Typically: define criteria, view properties, make an offer, complete legal checks, sign the promissory contract (CPCV) with a deposit of 10 to 20%, complete financing, then sign the final deed (escritura) at a notary, usually 30 to 90 days after the CPCV. We manage every step.
The main ones are overpaying against real market values, and incomplete property documentation. Both are avoidable with representation: we verify pricing against recorded transactions and our legal team runs full due diligence before you sign anything.
